EXPLANATION AND SCOPE

This is just a quick snapshot of what a typical home inspection is and what is covered during the process.

What is a Home Inspection?

A home inspection is a visual inspection of the accessible systems & components of the home for the conditions that exist at the time of the inspection. The inspection is conducted in accordance with the AZ Board of Technical Registration (BTR) Standards of Practice which can be viewed here.  For more general information about home inspections, click here for the BTRs clarifications. 

 

We want the inspection process to be as clear, concise, and easy as possible for you. In addition to inspecting the areas below, we also provide a comprehensive, easy to read inspection report that contains photos and a summary page. We will make sure you fully understand the scope of your inspection and the findings before we leave the property.  If you can’t make the inspection, we will contact you via phone or video conferencing software in addition to being available at any time after the inspection.

What is being Inspected?

The Scope of the Inspection Includes:

  • Roof (Typically walked and not just observed from the ground)

  • Attic (As far as we can see from entrances and catwalks as to not disturb the insulation)

  • Chimney (If applicable and only where visible)

  • Doors (Both interior and exterior)

  • Windows (From both sides)

  • Electrical (Starting from the main panel and working our way into the home)

  • Interior (Not so much for cosmetic but for structural deficiencies)

  • Exterior of Home and Grounds (To include perimeter walls/gates, landscaping and even a full irrigation system inspection is included if applicable)

  • Plumbing (Looking for leaks, functional drainage, etc.)

  • Structure (Visible portions of the foundations, trusses in attics, exposed columns)

  • Drainage (To include valleys on the roof, attached gutters, landscaping)

  • HVAC (A/C and Heat to the point where we don’t have to dismantle the appliances)

  • Water Heater (Looking at safety related defects, leaks, poor installation, etc.)

  • Basement/Crawl Space (Will crawl as far as physically possible as long as there is enough clearance)

  • Garage (Attached or detached, looking at doors, hardware, openers, safety systems)

  • Insulation (Where visible but mostly in the attics and crawl spaces)
